    What is it?
    Open House is a 72-hour period that allows you to make an offer and start negotiating early. This is a new or previously listed property on the marketplace that has been listed while the certification process is being completed. When you make an offer, the seller will respond within 24 hours of the Open House period ending.
    • Access our newest listings: Be the first to view new listings that have just hit our marketplace. These properties will be open to bidding during the 72-hour Open House period.
    • Engage sooner with sellers: Get a leg up on the competition. Open House allows you submit your bid ahead of other marketplace investors and quickly get a response.
    • Tip - Make your bid more competitive: Submitting an offer above the suggested offer price can increase your chances of being accepted by the seller, especially if there are other investors interested in the property.
    How it works
    • Submit an offer during the 72-hour Open House period. Offers can be above or below the suggested price, and can also be canceled up until the Open House period ends.
    • The seller will review all offers and respond within 24 hours after the Open House period. The seller can accept, decline or counter the offer.
    • Upon getting a response from seller, these are the potential scenarios:
      • If the offer is accepted, the property will go into contract and the listing will be pulled off the marketplace.
      • If the offer is declined, the seller has accepted another offer or canceled all offers and put the listing in the general Roofstock marketplace.
      • If the seller counters your offer, you will have a chance to accept, decline or submit another offer.
    • Note
      • The seller may be negotiating with many buyers at one time
      • If the seller is in negotiations after the 24-hour period, your offer of “invest now at list price” may be rejected
    An Open House offer can only be cancelled by the buyer during the 72-hour Open House period. Once the 24-hour seller review begins, the buyer can no longer cancel their offer.

Investment Terms
Purchase Price of $60,000 has been established by the Seller and it reflects the price at which Seller is willing to transact. If this property accepts offers, then please submit a reasonable offer for consideration.

Marketplace Fee of $500 must be paid to secure your investment property, remove it from the marketplace and initiate the purchase process.If your offer has a contingency and you cancel before the contingency termination date, the Marketplace fee will be refunded. It is non-refundable in all other cases.

Purchase and Sale Agreement (PSA): A PSA will be delivered electronically promptly following payment of the Marketplace Fee and must be executed by Buyer within 24 hours of receipt.

Earnest Money Deposit (EMD) of $1,500 must be wired to the Title Company within 3 days of PSA signing.

Closing Date: The Closing Date will occur within 15 days of PSA execution for cash transactions and 30 days of PSA execution for financing unless otherwise agreed by Buyer and Seller

Lease Agreement: The current lease agreement will be provided to Buyer at Closing.

Closing Costs: Closing costs shall be paid based on local custom, and will include discounts negotiated by Roofstock to lower transaction costs for Buyers and Sellers. An estimate of closing costs is provided in the Diligence Vault and actual closing costs will be outlined on the final settlement statement.

Title and Settlement Provider: Roofstock's standard closing process includes preferred partners who act as the title and escrow agent for this property. Our preferred partners have agreed to provide discounted escrow and settlement services to purchasers of properties via the Roofstock marketplace to lower your investment costs.
