• Properties must meet Roofstock's certification parameters and pass a property inspection conducted by a Roofstock-approved vendor within 90 days of offer placement. Listings on the Roofstock Marketplace must include our guarantee badge to be eligible for certification.

  • While you own the home, you are responsible for maintaining the property in materially the same condition as when you purchased it. You are also responsible for typical costs of ownership during this time, which may include insurance, upkeep, and property management fees.

  • The Roofstock 30-day money-back guarantee is limited to Roofstock-certified, single-family properties. The following Roofstock property purchases are ineligible for the guarantee: portfolio, select, short-term rental, VIP program, and multi-family properties.

Money-back process

  • If you would like to receive the 30-day money-back guarantee, send an email to support@roofstock.com within 30 days of your closing date to start the process.

  • Roofstock will re-list the property for free on our marketplace and/or other channels. When the property sells, we will refund you the original purchase price at closing regardless of the final sale price. If the home doesn’t sell within 180 days, Roofstock will buy back the property and you will receive your refund when the property closes. You are responsible for applicable closing costs associated with any of these transactions.

  • Only one guarantee claim may be made by a buyer during any 180-day period.

Certification process

  • Roofstock has developed a vetting process whereby properties that meet our standards will be noted as Roofstock guaranteed properties. If the property is eligible, our process includes:

    • Verifying with the seller that the current tenant does not have an excessive late payment balance.

    • Completion of a property inspection conducted by a Roofstock-approved vendor within a 90-days period before offer acceptance.

    • Reviewing the home inspection to confirm that:

      • Immediate repairs estimated are not greater than 15% of list price.

      • HVAC is functional and in working order.

      • Immediate roof repairs are not needed.

      • There is no evidence of water intrusion, mold, or active water or gas leaks.

      • There are no boarded windows unless needed for weather or vacant property safety.

      • No evidence of electrical or health and safety concerns.

    • Roofstock will identify any required repairs upon receiving the inspection report and must approve all completed repairs prior to closing.
